本港和內地今年全面通關，帶動樓價向上，主要銀行對大型屋苑單位的估值亦隨之調升。本報追蹤3間主要銀行，對十大指標屋苑合共60個單位的估價個案走勢，發現絕大部分個案的最新估值，對比2月初、即香港與內地通關初期，均有所上升，其中新界東「上車樂園」沙田第一城，有單位的估值，較約兩個月前大升逾一成。業界分析，個別屋苑的估價升幅較整體大市為高，主要是相關屋苑去年跌幅過大所致，但預期第二季樓價升幅將較第一季放緩。
